Brochure-to-campaign marketing
Upload a project brochure and floor plans, build a searchable knowledge base from them, and draft ads, emails, social posts and landing-page copy for marketing to review.
Real Estate · Canada
From a project brochure to approved campaigns, answered enquiries and qualified leads, and from a stack of leases to clean abstracts, with brokers and managers approving what goes out.
Why now
Real estate produces a lot of documents for every sale or lease: project brochures, floor plans, feature sheets, price lists, agreements of purchase and sale, condo disclosure documents, leases and tenant correspondence. Pre-construction marketing in particular needs the same project facts rewritten for ads, emails, landing pages and agent briefings, and every enquiry needs a fast, accurate answer. A language model can read a brochure or a lease page by page, answer questions from it, qualify leads and draft campaigns. Registrants and property managers approve what goes to buyers, tenants and the public.
Use cases
Upload a project brochure and floor plans, build a searchable knowledge base from them, and draft ads, emails, social posts and landing-page copy for marketing to review.
Answer buyer and renter questions from approved project documents, ask about budget, timing and unit type, and hand qualified leads to an agent with a summary.
Enrich leads with public information, segment them by interest and draft follow-up sequences for agents to send, respecting each contact's consent record.
Extract parties, term, renewal and termination options, rent schedule, recoveries and restrictive covenants into a lease abstract with clause citations.
Categorize maintenance requests and tenant emails, check them against lease obligations, and route each one to the right vendor or property manager.
Compare listing and project copy with the property data and documents on file, and flag statements such as square footage or parking that don't match.
Example workflow
Marketing uploads the brochure, floor plans, price list and incentive sheet for a new project.
The platform reads every page, builds a project knowledge base and lists facts that conflict between documents, such as a unit size that differs between the plan and the price list.
It drafts ads, email sequences, landing-page sections and an agent briefing sheet from the confirmed facts.
The marketing lead and the responsible broker review the drafts for accuracy and advertising rules, then approve or edit them.
Approved campaigns go to contacts with recorded consent, and enquiries are answered from the same approved knowledge base and passed to agents with a summary.
From our work
Upload a project brochure and the platform reads it page by page, builds a searchable knowledge base, enriches prospects and drafts campaigns.
Data and privacy
Buyer and tenant information, from income details on rental applications to identification collected for FINTRAC obligations, is personal information under PIPEDA or provincial privacy law. In Ontario, brokerages and salespeople are regulated by the Real Estate Council of Ontario (RECO) under the Trust in Real Estate Services Act, which includes rules on advertising, and commercial electronic messages are covered by CASL. We build marketing and lead tools that keep consent records with each contact, answer only from approved documents, keep a person approving public-facing copy, and store data in Canadian cloud regions when you need them to. Meeting your regulator's rules remains the brokerage's responsibility.
Kitchener-Waterloo
Kitchener, Waterloo and Cambridge have seen steady condo and mixed-use development along the ION light rail corridor, with developers, brokerages and property managers marketing across Southwestern Ontario. We're a short drive away in Kitchener and can meet on site when it helps.
That is the design goal. Answers come only from documents the developer has approved, such as the brochure, price list and disclosure documents, and anything outside them, such as a closing-cost estimate or a firm completion date, is handed to a salesperson. Every conversation is logged, so the sales team can see exactly what each prospect was told.
Yes, every time. The system drafts copy and flags any statement it can't trace to a source document, and the responsible broker or marketing lead approves the final version. That keeps accountability for advertising with the registrant, where regulators place it, and stops figures like square footage or deposit amounts drifting between versions.
Yes. Lease abstraction suits language models because the terms being looked for are well defined, even when every lease is drafted differently. The system reads leases, amendments and estoppel certificates together, so the abstract reflects the current position, and cites the clause for each term. A property manager or lawyer reviews abstracts before they are used for budgets or renewals.
